Focus often turns to the manner in which the coast´s large construction groups, building companies and sales forces are operating, with acres of space dedicated to the lives of residents sharing communal facilities on urban housing developments.
We hear less often from those working at the heart of the industry – meeting, greeting and responding to clients´ needs on a daily basis, quietly going about their roles enhancing clients´ lifestyles, committed to maintaining a good client-customer bond long after a transaction has been completed.
To provide a more balanced overview of the current Costa del Sol property market, and first-hand insight into what lies behind buyers´ real purchasing decisions, the team at Paradise Marbella Realty took time out from their busy schedules to describe the experience they bring to the sector, the trends they see in today´s buyer´s market, and their vision of the Paradise Difference.
With the wide mix of nationalities on the Costa del Sol, are there cultural considerations to take into account when advising potential buyers?
We worked together in London at Harrods and Cartier for many years, so servicing affluent clients and potential buyers from a cross section of cultures comes as second nature to us. We´ve been married for 16 years and our mix of Mexican, Polish, Spanish and Russian – there´s also American in the family – gives us a head start with the coast’s multicultural, multilingual buyers.
Is your sleek office within the Golden Triangle a strategic move offering hands-on services to the Marbella-Estepona-Benahavís client base?
Most of our property portfolio covers Benahavís, Estepona and Marbella, so we focus on attracting clients seeking these areas. The more conveniently located we are to a client´s hotel, resort, holiday villa or mansion, the more they learn that we regard them as a friend. Our office in Urbanisation El Saladillo shows buyers that we are a serious long-term company they can trust.
When buyers approach Paradise Marbella Realty, how do you set the wheels in motion to ensure you deliver what they request?
Buying a villa or apartment isn´t a spontaneous decision, but I try to respond to client requests if not immediately, then definitely within the hour. I like clients to know they have my undivided attention – regardless of what time of day or night they call, text or email. (MaryCarmen highlights social events and family barbecues interrupted by clients calling from the airport, a restaurant or abroad…Yes, of course Arek can pick them up straightaway for a second look at that interesting offer…).
Obviously if I know the caller the quicker I respond, or I leave a message or return email introducing myself. From there I take them to the various properties they´ve asked to view – but only in the location and within the price range requested. We don´t waste clients´ time and money selecting properties that don´t feature everything they ask for.
Similarly, what´s your Modus Operandi when first approached by a seller?
Most sellers seek advice about setting the right market price to secure an early sale. They ask for my personal opinion on any structural or aesthetic adjustments they should make that might help them stand out from comparative properties.
While buyers´ needs are highly individual, what unusual home features have clients requested?
Location requests, such as a 30-minute drive from the coast, are relatively straight forward to abide by as we carry out a thorough qualifying process, marrying client demand to what we have available.
Keen to buy a farmland property near flowing water but away from the coast, one recent client asked for a “natural river” as part of his design specification; another requested an elaborate water fountain in a basement games room – until we gently pointed out the potential local planning and future plumbing problems this eclectic feature could present.
Real estate today is much more than land and buildings – it´s about lifestyle. How does Paradise Marbella Realty fulfil clients´ lifestyle aspirations?
This is very important because buying decisions are based entirely on improving one´s lifestyle. We treat buyers as if they are “precious pearls” – we treasure each one and go to extra lengths to ensure we give them the best choices we can offer.
Clients are often astonished at how we’re able to deliver precisely what they demand, even from the least detailed search brief. We stay in tune with clients on every level by listening – surely the first rule of any successful business.
In addition to extensive After Sales Support, your hand-holding service helps individuals, couples, families and business people with administrative aspects of moving to the coast. What logistic challenges do you bear in mind when providing this highly personalised service?
We haven´t encountered logistic challenges as such because our approach provides solutions from the standpoint of both what´s best for the client and what´s best for the company. The greater levels of satisfaction we can bestow on each individual client, the more the quality of our service is intrinsically linked to our success.
