Questions about the properties for sale in Costa del Sol
An important question that confronts every property buyer – what will be the cost for maintenance and upkeep of the property.
The main costs consist of home maintenance and care, utility bills and taxes. Suppose that you have chosen a house of 130-150 square meters on the coast, with a beautifully designed garden. This house is part of a condominium – that is, in a complex of houses, with a common public area for recreation. A company centrally manages maintenance and security of the complex. What will be the cost to you?
- Monthly utility fees for grounds maintenance (includes security, cleaning of public areas, lighting, maintenance of utilities and roads, etc.)
This amount depends on the status of the complex. On average it is about one euro per square meter area of the property – that is, in our case is 130-150 euros per month. If you use the services of a gardener who will take care of the garden and the pool, add about 80-200 euros – depending on the size and complexity of the work area.
- Monthly payments for public utilities (electricity, water, telephone, internet)
Utility bills make up a fixed (monthly) portion of the fee, which is paid regardless of whether someone is living in the house, and is not based on actual consumption. Thus, the fixed part of the remuneration for electricity and water is 20-30 euros per month. The actual consumption will depend on the number of people living in the house – for a family of two people the cost of electricity and water can be from 70 to 150 euros. Telephone and internet cost around 40-50 euros.
- Annual property taxes
Property tax is tied to the cadastral value of the property (do not worry – it is several times lower than the market). The tax rate depends on the region and ranges from 0.5 % to 2% of the cadastral value. Tax for an average sized house, such as in our example, can range from 500 to 700 euros per year.
- Annual tax for refuse disposal
The average is from 50 to 120 euros.
- Annual tax for non-residents
Nonresident tax is paid by each owner and is included in the sales contract as 0.5 % of the cadastral value of the property, which is about 160-180 euros per year.
- Thus, the annual cost of the house will make 4500-5000 euros.
