There can be all manner of hitches, and when using a seasoned professional, you can relax in the knowledge that nothing important will be missed. We have mentioned before that there are many reasons we love working in Real Estate, but we haven’t detailed what we actually do day to day.
Some people understandably wonder about the finer details of what we do, though. When our client is looking for that perfect property for sale in Marbella, we always make sure they find it. At Paradise Marbella, we’re all for transparency, so we are happy to open a little window into our Realtor world to give our potential clients an idea of what they can expect from us.
Top class marketing
We understand that the visual impact has to be strong when we list a home for sale. If the photographs are shoddy and don’t do the place justice, why would any of our potential buyers want to view the place?
Only the best quality photographs make it onto the web. We have some talented team members; we may be Realtors, but we double up as professional photographers, storytellers and marketing whizzes; and that means we know exactly what is needed to paint your home in its best possible light.
We do everything in our power to make sure that the properties on our books are done justice, and we do this through professional photography, wording and presenting the package well – in the right places.
We could be mistaken for puppeteers, the amount of string-pulling we do. We do this as standard, of course, but it can be time consuming and that’s why we Real Estate agents work such long hours!
We make sure that things happen just as they need to by being ultra-organised, making sure that we have all the right service providers in our rolodex, honed negotiating skills, and that there’s enough of us to be in several places at once. We’re not just puppeteers – we’re master jugglers.
Real Estate agents are hanging on the coattails of taxi drivers when it comes to ‘time on the road’ statistics. We can clock up as many as 30,000 miles per year driving around in the name of buying and selling property. That is a lot of time behind the wheel!
We flit from place to place, following the call of duty, collecting our customers for viewing, popping in to see lawyers, going to inspect details of potential new properties for our books… you name it.
We spend so much time on the hop that we rely on things like extra battery packs for our phones, in-car chargers, satellite navigation systems, paper diaries – we’ve got the lot. Our cars are well-equipped mini offices.
We spend plenty of time playing ‘I spy’. We have the sharpest senses when it comes to potential issues when examining purchase-worthiness.
Sellers will be advised on what they should fix (or be honest about), and buyers will be made aware of what could be a potential issue and what it might cost to fix. We don’t like unpleasant surprises for our clients, so we are all about risk mitigation.
Advising on interior design
After you have been in this business for a while, you get an eye for what works visually and what doesn’t. We can walk into a home and know that the ancestral painting above the fireplace will terrorize prospective buyers into moving swiftly onwards. We know that changing that garish floral wallpaper in the bathroom will add a considerable number of Euros onto the sale price.
When we walk into a soon-to-be-for-sale home, it is part of our job to advise on what could stay and what should go, and which items would make perfect additions to the overall picture. We make sure the client is doing their best to keep the place spic and span for viewing appointments. We’re a little like enthusiastic PAs, in fact.
Ok, so we admit we don’t always do this bit ourselves – we don’t want grass stains on our suit knees – but this is another area that we spend time assessing properly. We make sure that the outside of the property is in tip-top condition, as we know that sellers can’t afford to let themselves down due to a messy exterior.
Gardening may not be for everyone, but nobody wants to move into a jungle. We have contacts for those who can’t be bothered to sort it out themselves, and we’re happy to do the organizing.
We well understand the psychology of buying and selling homes; there can be a lot of extreme emotions going on, which can lead to non-sound decision making. It is our job to sit and talk through the emotional side of things with our clients.
It can be a monumental decision to sell a well-loved family home, just as it can be to put life savings down on one. This is enough to give many people the wobbles; we are here to lend an ear and give sound advice and reassurance where needed. We also have a supply of tissues in our suit pockets at all times.
Advising on legal matters
The legal side of things is what tends to freak people out the most. Especially if they can’t speak Spanish! There they are looking at reams of small print in words they can’t even pronounce, and naturally terror creeps in. What if they miss something vital?
That’s what we are here for. We act as translators, making sure clients aren’t missing anything, that they know what they are letting themselves in for, and that they are complying with everything they need to. We’ll even provide a nice shiny pen for signatures.
